  • Abstract:
    This research uses history and performance data from the roof network at Carnegie Mellon University as a data source for an improved roof management decision model that incorporates the impact of user costs, life cycle cost analysis and roof deterioration. The inclusion of user or occupant costs in the development of a model for the total life cycle cost of a roof system represents a significant advance on previous roof system total cost models. In addition, roof condition and expected deterioration, as determined from the results of physical inspections, are correlated with life cycle and annual costs. Results indicate that annual user costs resulting from roof leaks and system failures typically exceed annual roof maintenance and repair costs, and that user costs should significantly influence roof management decisions. Finally, the proposed method of incorporating life cycle cost analysis, user cost and asset deterioration, provides an opportunity for improved roof management decisions that should be generally applicable to any large roof network as well as a potential model for application in other areas of asset management practice and research.
